Spray foam insulation has become the go-to solution for commercial buildings across the UK — warehouses, factories, agricultural buildings, and industrial units. But if you are considering it for your building, you probably have questions. Here are the most common concerns we hear, answered from a commercial perspective.
Important note: Duratite specialises exclusively in commercial and agricultural spray foam insulation. We do not install in residential properties. The concerns around mortgage valuations and residential surveyor reports that you may have read about online do not apply to the commercial buildings we work on.
1. Is Spray Foam a Fire Risk in Commercial Buildings?
All spray foam products have a fire classification. Our Enverge Nexseal LE achieves Euroclass E as standard, which is acceptable for the vast majority of commercial applications. Where enhanced fire performance is required — such as means-of-escape routes or buildings with specific insurance requirements — we apply DC315 intumescent coating over the foam, which upgrades the classification to B-s2-d0.
We work with your insurer and building control officer to ensure the correct specification for your building. Every project receives a full technical specification before work begins.
2. Will It Damage My Roof or Structure?
No. Spray foam bonds directly to the underside of roof sheets, cladding, or concrete without mechanical fixings. It actually adds structural rigidity to aging corrugated steel and asbestos cement sheeting, extending the serviceable life of the roof. For buildings with corroded or aging roof sheets, spray foam encapsulation is often recommended as an alternative to full re-sheeting.
3. What About Ventilation in Livestock Buildings?
This is an important consideration for agricultural buildings. Closed-cell spray foam (Nexseal LE) creates a vapour-impermeable barrier, which is ideal for buildings with mechanical ventilation systems. For naturally ventilated livestock buildings — where breathability through the roof is important — we use SucraSeal open-cell foam, which allows moisture vapour to pass through while still providing thermal insulation and eliminating condensation drip.
4. How Long Does It Last?
Spray foam insulation has a proven 25+ year lifespan with no maintenance required. It does not sag, compress, or degrade over time like mineral wool or fibreglass batts. Our Enverge products carry a manufacturer-backed warranty and their thermal and physical performance is declared to BS EN 14315-1, the harmonised standard for factory-made rigid polyurethane spray foam.
5. Can You Work While the Building Is in Use?
In most cases, yes. We regularly install spray foam in operational warehouses, working factories, and occupied livestock buildings. The work is done in sections, and we coordinate with your operations team to minimise disruption. A typical warehouse project of 1,000–2,000m² takes 3–5 days.
