Gaco LM60 In Action

GacoFlex LM60: seamless basement waterproofing & sub-structures

GacoFlex LM60 is a cold-applied, moisture-cured, 100% solids polyurethane membrane for long-term below-grade waterproofing. Unlike sheet-based systems, LM60 cures to a monolithic, flexible membrane bonding tightly to vertical and horizontal elements — including irregular pile walls — with exceptional crack-bridging and negative pressure resistance.

Seamless application

Eliminates the weak points found in lap-jointed membranes.

Crack-bridging to 450%+ elongation

Accommodates structural movement and settlement.

Resistant to hydrostatic pressure

Performs under constant water loading.

Negative-side waterproofing

Bonds directly to internal walls where external access is limited.

Vapour control barrier

Helps mitigate damp ingress and condensation risks.

Root- and chemical-resistant

Ideal for planters, green roofs, and aggressive soil conditions.

Safe, flame-free application

Suitable for confined spaces and fire-sensitive zones.

Certified for sub-grade use

Including under hydrostatic and chemical conditions.

Typical System Build-Ups

Three proven build-ups — from tanking to piling walls

Build-Up 1 — Internal (Negative Pressure) & External (Positive Pressure)

Basement Wall Waterproofing

Use cases: waterproofing new and existing basement structures, including walls and floors. Robust and reliable tanking from the inside where external excavation is not possible.

  • 1Concrete or masonry wall construction — cast-in-situ, blockwork or precast — forms the base substrate, for retrofit or new-build projects.
  • 2Surface preparation includes grinding, smoothing and priming; all defects, honeycombing or cracks are repaired before waterproofing begins.
  • 3Multiple coats of Gaco LM60 are spray- or roller-applied to a minimum target dry film thickness of 2 mm — a monolithic barrier against water ingress.
  • 4Reinforcement mesh or fleece is embedded at corners, junctions, penetrations and movement-prone areas to distribute stress.
  • 5Optional vapour control layers, thermal insulation or protection boards can be incorporated over the membrane.
  • 6Drainage channels, cavity drain membranes or perimeter floor channels can be added at the wall base to manage residual water pressure.

The LM60 system creates a continuous basement tanking barrier, applicable to both positive-side (external) and negative-side (internal) installations.

Build-Up 2 — Contiguous, Secant or Sheet Piling

Piling Wall Waterproofing

Use cases: waterproofing complex retaining systems, especially in urban basements and deep foundations, applying LM60 directly to sheet, secant and contiguous piling.

  • 1A piled substrate of sprayed or cast concrete, sheet or secant piles forms the primary structure — accommodating irregular pile shapes and tie-back penetrations.
  • 2Gaco LM60 is applied directly onto the pile face, forming a monolithic layer with no weaknesses at joints or terminations.
  • 3Reinforcement fleece or high-tensile mesh is embedded over joints, cracks and transitions where required.
  • 4A seamless LM60 spray-applied shell fully encapsulates the piled wall, adapting to every contour.
  • 5A protection system, drainage board or cavity drainage layer (such as GacoPoly Below Grade Shield) is installed over the membrane to protect it during backfilling.
  • 6Supports rapid construction sequencing and faster coverage over large retaining structures — no reliance on rigid membranes or shotcrete sandwiching.
Build-Up 3 — Split-Level, Podium Deck, Green Roof & Complex

Between-Slab Waterproofing

Use cases: podium decks, transfer slabs, green roofs and landscaped areas where waterproofing must remain fully protected between structural layers.

  • 1A primary structural slab serves as the foundation for subsequent waterproofing treatments.
  • 2A spray-applied, seamless GacoFlex LM60 membrane is installed as a continuous waterproofing layer with superior adhesion, flexibility and crack-bridging.
  • 3Reinforcement fleece or mesh strengthens the membrane where structural movement or dynamic loads demand it.
  • 4A screed or reinforced topping slab is poured directly over the membrane, protecting it through construction and service life.
  • 5Optional insulation boards or tapered systems create falls and improve thermal performance — including green and inverted roof configurations.
  • 6For landscaped areas, a root-resistant protection course and drainage layer safeguard the membrane from root penetration and waterlogging.

The system accommodates podium terraces, planters, car park decks and service zones — long-term waterproofing continuity across critical, high-traffic zones.

Full Material Compatibility

System components & compatible products

Duratite supplies the complete Gaco waterproofing system — primers, detailing fabric, reinforcement and accessories — ensuring full material compatibility and warranty eligibility.

Core waterproofing membrane

  • ✓GacoFlex LM60 — liquid polyurethane membrane forming a seamless, elastomeric waterproofing barrier, certified for sub-grade use including hydrostatic and chemical conditions.

Reinforcement & detailing

  • ✓GacoPoly Fabric — embedded for detailing around penetrations, corners, and wall/floor junctions.
  • ✓Termination bars & polyurethane sealants — secure membrane edges at DPC or upstands.

Compatible primers

  • ✓E5320 Epoxy Primer — for dense or power-floated concrete.
  • ✓E5691 Urethane Primer — fast cure for vertical concrete and blockwork.
  • ✓66S Primer — for wood, metal, or previously coated surfaces.
  • ✓5321 Moisture-Tolerant Sealer — for damp or newly placed concrete.

Protection & drainage

  • ✓HDPE protection board — prevents damage during backfill.
  • ✓Geo-composite drainage sheet — hydrostatic pressure relief.
  • ✓Slip sheets / bond breakers — allow movement in between-slab systems.
All components are available directly from Duratite and supported by our specification team.
Detailing and Edge Control

Waterproofing performance depends on more than surface coverage

The junctions and penetrations are where basements leak. These are reinforced using GacoPoly Detailing Fabric embedded within the LM60 membrane, forming a high-stress resistant seal that maintains flexibility and watertight integrity even under structural shift or settlement.

At Duratite, detailing is designed in — never left to chance on site.
